The Loudoun County Real Estate Market Update shows inventory holding constant for most of Loudoun County. More homes came on the market in April than in February and March 2023 as we would expect for a spring market. They are going under contract at the same pace.
We still have only a one month supply of homes and most homes are going under contract in less than 14days. A balanced real estate market is 3-6 months supply of homes so we are still short on supply.
Only 20% of homes on the market got a price adjustment in the last 30 days.
Sellers- If you price your home correctly in this market and prepare it to sell correctly, it will get a contract in the first 14 days.
Buyers can expect to see other offers on homes in most cases but we are not getting as many huge bidding wars like we had last year.
